Located in the heart of Hendra on Brisbane’s northside, the single-storey Hendra Medical Centre development delivered an important health care precinct to the local community including a four-room general practitioner doctors surgery and complimentary medical services of Kieser Physio.

Vauxhall Pty Ltd commenced design of the centre in 2019, with Nathan Vinall assisting the Vauxhall team throughout the design development and development approval process. STAR PMCA were then engaged in 2020 to manage several aspects of the project including governance planning, administration and management, procurement management, construction project management and tenancy coordination.

As the client representative, we were responsible for managing the day-to-day operational decisions, and reporting to the client on an agreed basis. We helped guide Vauxhall on several major decision points including:

• Determining the type of construction contract after identifying that their ambition for a Design and Construct contract was not the best option for the desired outcome.
• Selecting a full design method as their preferred procurement approach from a variety of options. Given the unforeseen aspect of Covid-19, the full design method was selected as the best choice as provided the client with the collateral to discuss the development with financiers and future tenants.

We worked closely with the project team to maintain the aesthetic form of the building within budget and through changing market conditions including rising costs and supply issues. We successfully maximised the gross floor area base build shell to suit four future tenants.

Construction and fit-out is complete with the centre fully operational from 1 September 2022.

To attract a long-term landlord for the centre, Vauxhall invested in delivering a high- quality health care facility to the local Hendra community, and the STAR PMCA team were fully committed to guiding their way to a successful outcome, and a successful partnership.

In addition to project management for Vauxhall, we also represented the lessor with tenancy coordination with the international lessee Kieser Physio.
